Terms and conditions

Ivo Apartments

Please read the following terms and conditions carefully before booking. These terms form the basis of your contract with us. If you have any questions, feel free to contact us before confirming your reservation. Your contract is with Ivo Apartments, registered under the laws of Montenegro, acting as an agent for property owners.


1. Booking and Confirmation

By making a booking, you confirm that you accept these terms and conditions on behalf of your entire party and have the authority to do so. A contract between you and Ivo Apartments will be established upon receipt of your deposit (typically between 20%–50%), or full payment if the booking is within 60 days of arrival. A confirmation email will be sent within 4 days of booking. It is your responsibility to review the confirmation and notify us of any discrepancies immediately.

Special requests not confirmed in writing before booking are not guaranteed. At least one person aged 18 or older must be present in the accommodation. We reserve the right to refuse group bookings, especially single-sex groups unless explicitly approved, in which case an additional security deposit may be required.


2. Balance Payment

The remaining balance must be paid in full on arrival, unless otherwise agreed in writing. Deposit payment instructions will be provided upon booking confirmation.


3. Prices and Price Changes

Prices are quoted in Euros (unless stated otherwise) and are subject to change until the booking is confirmed. Once confirmed, your price will not be increased. However, we reserve the right to adjust pricing prior to booking.


4. Alterations by You

Any request to change your booking must be made in writing as soon as possible. We cannot guarantee changes will be possible. Charges may apply depending on the nature and timing of the change.


5. Alterations by Us

We reserve the right to make minor or major changes prior to your arrival. In the case of a major change, you will be informed promptly and offered the choice of:

  • Accepting the change

  • Selecting alternative accommodation (at cost difference if applicable)

  • Cancelling with a full refund

We are not liable for changes caused by unavoidable and extraordinary circumstances (e.g. war, natural disasters, severe weather, terrorism, government actions, etc.).


6. Cancellation by You

You may cancel your booking at any time by notifying us in writing via email. The following cancellation charges apply:

  • 60–40 days before arrival: 50% of the total amount

  • 39–31 days before arrival: 80%

  • 30 days or less: 100%

You are entitled to a full refund only in the event of unavoidable and extraordinary circumstances at the destination that significantly affect your stay or travel.


7. Cancellation by Us

We reserve the right to cancel your booking at any time. In most cases, this will not occur less than 60 days prior to your arrival, except in force majeure circumstances or if the final payment is not made (when applicable). If we cancel your booking, you will receive a full refund or be offered a comparable alternative.


8. Insurance

You are required to have adequate travel insurance covering cancellation, medical emergencies, and other unexpected events. It is your responsibility to ensure the policy meets your needs.


9. Passports, Visas and Health

It is your responsibility to ensure that you and all members of your party have valid travel documentation. Please check the requirements with the Montenegrin embassy or consulate prior to travel.

10. Accommodation and Guest Conduct

Guests must respect the property and behave responsibly. Subletting, sharing with unlisted individuals, or exceeding occupancy limits is strictly prohibited. Children under 18 must not be left unattended.

We reserve the right to evict guests who cause damage, disturbance, or violate house rules without refund. Any damages caused during your stay must be compensated.


11. Complaints

If you experience an issue during your stay, notify us or our local representative immediately. We must be given the opportunity to resolve the issue on site.

Post-stay complaints must be submitted in writing within 7 days of departure. Complaints received after this period may not be considered unless there is a valid reason for the delay.


12. Personal Injury (Outside Our Arrangements)

If you suffer injury, illness, or death due to an activity not booked through Ivo Apartments, we may offer support or guidance at our discretion but bear no liability.


13. Data Protection & Privacy

We collect and process personal data strictly for the purposes of your booking. This includes names, contact details, and relevant travel documentation. By booking with us, you consent to the sharing of this information with accommodation providers and partners necessary to fulfill your reservation.

We do not share personal data with third parties beyond what is required to manage your booking.


14. Clients with Disabilities or Mobility Issues

Due to the nature of the terrain in Montenegro, many areas may not be suitable for guests with limited mobility. Please contact us prior to booking to assess suitability, and we will provide detailed information where possible.
